The Right Way to Handle Rental Maintenance for Your Vancouver, WA Rental

Chris Barber - Tuesday, May 15, 2018

A major part of rental management is taking care of maintenance and repairs. Today, we’re sharing some information on how to find great maintenance for your investment property.

Property Management Vancouver WA: Use High Quality Vendors

One of most important things you can do is make sure the maintenance companies you talk to provide written estimates before doing any work. You should also require that they are licensed, bonded, and insured. Ask for proof of these things. Uninsured vendors might be willing to come out for half the price. But, without that documentation, you put yourself at risk. If a worker comes out to perform maintenance on your property and gets injured, you could be held liable.Property Management Portland: References and Reputation

Check references and reputation. Ask for references for similar jobs, and take the time to make those calls to current and former clients. Be sure the quality of the work they performed is up to your standards. If they ask for money in advance, that might be a red flag. For a large job like a roof replacement, you may need to put some money down for materials. But, don’t hand over a lot of funds with no references, insurance, or bondage. That can be a great way to lose money.

Property Management Vancouver WA: Emergency Maintenance

Have plan in place for emergency maintenance and repairs. Decide who will take the calls from tenants at two o’clock in the morning. If it’s going to be you, make sure you have someone who can take the call in your absence. Educate the tenants on things they may need to know, such as where the water shut offs are. Have a plan in place, and help your tenants to mitigate any potential damage.

If you follow these specifics, you have a good chance of achieving the best outcome. You can keep your maintenance steps to a minimum and ensure that your asset is cared for properly.
